What’s included

What every roof repair & maintenance includes

  • Leak tracing

We follow the water back to where it gets in, which is often not directly above the stain on your ceiling.

  • Tile and shingle repair

Cracked, slipped or missing tile and lifted or missing shingles replaced and matched as closely as the material allows.

  • Flashing and penetrations

Walls, chimneys, vents and skylights are the most common leak points. We reseal or replace the flashing around them.

  • Homeowners insurance inspections

A detailed roof inspection for your insurer is $75. Filing the paperwork directly with your insurance company is an additional fee.

Signs it is time to call

Water stains on a ceiling, cracked or missing tile after a storm, shingles lying in the yard, granules collecting in the gutters, or a soft spot when someone walks the roof. Catching any of these early usually means a smaller repair.

Repair or replace?

If a roof needs constant fixes, replacement is usually the better investment and gives stronger storm protection. If the roof is sound and the problem is local, we repair it. Either way, we tell you which one we would choose if it were our house.

Florida law also changed in 2022: if your roof was built or replaced under the 2007 Florida Building Code or later, repairing 25% or more of it only requires the repaired portion to meet current code, not the whole roof (Fla. Stat. § 553.844(5)).

FAQ

Roof repair & maintenance: common questions

Is the repair inspection really free?

Yes. We inspect the roof, show you what we find and quote the repair at no charge. The $75 fee applies only to a formal homeowners insurance inspection.

Do you repair roofs you did not install?

Yes. We repair roofs no matter who installed them.

Can you match my existing tile?

Usually closely. Some older tile profiles and colors are discontinued; if an exact match is not available, we explain the options before any work starts.
