What’s included

What every roof replacement includes

  • Tear-off to the deck

The old roof comes off completely, so nothing new goes on top of old problems.

  • Rotten wood and fascia included

With the deck exposed we check every sheet. Any rotten wood or damaged fascia is replaced as part of the job, not billed as an extra, before anything goes over it.

  • Adhered water barrier

A fully adhered Polyglass underlayment seals the deck. It is the layer that keeps water out if the roof covering is ever damaged.

  • Permits and inspections

We pull the re-roof permit and schedule the city inspections. You never have to call the building department.

  • Clean site, every day

Tarps protect landscaping, debris goes straight into our trucks, and the crew cleans up before leaving.

  • Final walkthrough

We walk the finished job with you and go over your warranty paperwork.

Choosing a material

In South Florida the right material depends on the house, the neighborhood rules and how long you plan to stay. Concrete tile is the most common choice in Broward and lasts 25 to 30 years or longer. Architectural shingle costs less up front and typically lasts 15 to 20 years in our heat and humidity. Metal is the most resilient option, often 40 to 50 years, and handles wind and salt air well.

We have recently installed Eagle Capistrano tile in Cocoa Range in Chapel Trail and Westlake Royal Saxony 900 in Lake Worth. If your HOA has an approved list, bring it to the consultation and we will work from it.

Built for the High-Velocity Hurricane Zone

Broward and Miami-Dade sit in the Florida Building Code’s High-Velocity Hurricane Zone, the strictest roofing standard in the country. Every roof we install follows it: approved products, specified fastening and inspections at each stage.

What it costs

Price depends on the size and pitch of the roof, the material you choose and what we find once the old roof is off. Your quote is free, done in person and itemized, so you can compare it line by line with any other estimate.

How every roof goes on

Tear off. Inspect. Repair. Protect.

The same four steps on every replacement, before a single tile, shingle or metal panel is laid.

  1. Roofing crew at work on the first morning of a re-roof at a large home in Hawks Landing, Plantation

Hawks Landing, PlantationFirst day of prep

    Tear off

The old roof comes off down to the deck and goes straight into our trucks. Nothing new is laid over old problems.

  2. Roofer in a straw hat and blue shirt nailing down bare plywood decking, with rolls of new underlayment beside him

    Tear off and prep

    Inspect

With the deck bare, we check every sheet of wood and show you what we find before anything is covered.

  3. Roofer working across a light gray shingle roof on a brown single-story home

    Shingle re-roof in progress

    Repair

Rotten wood and damaged fascia are replaced, so the new roof is fastened to sound wood.

  4. Front of a white Mediterranean home in Hawks Landing, Plantation, with dark garage doors and a roof dried in for tile

Hawks Landing, PlantationDry-in complete, ready for tile

    Protect

A fully adhered Polyglass water barrier seals the deck. Then the tile, shingle or metal goes on.

FAQ

Roof replacement: common questions

How long does a roof replacement take?

It depends on the size of the home, the material and how quickly inspections can be scheduled. Your quote includes a timeline, and we keep you updated as the job moves from tear-off to dry-in to the finished roof.

Do I need to be home during the work?

No. Most homeowners go about their day as usual. Before work starts we tell you what to expect and when.

Do I have to replace my gutters too?

Not if they are in good shape. We can work around existing gutters and downspouts. If they need replacing, we install seamless gutters.

What if my new roof leaks?

We stand by our work. If a roof we installed leaks, we cover the repair to the roof and any damage the leak caused. Every new roof also carries our 12-year workmanship warranty.
