Storm damage

Storm damage roof inspections

After a hurricane or a hard summer storm, roof damage isn’t always visible from the ground. We inspect the roof, photograph what we find and give you a written, itemized estimate for the repair.

After the storm passes

Four things to do, in this order.

  1. Stay off the roof

A wet or damaged roof is slippery and may not hold weight. Look from the ground, from windows and in the attic if you can get there safely.

  2. Photograph what you can see

Missing or cracked tile, shingles in the yard, dented vents, and any stains or drips inside. Date-stamped photos help you, whatever you decide to do next.

  3. Stop more water getting in

If water is coming through, call us at 954-204-9890. We will tell you how soon we can protect the roof until it is repaired.

  4. Book an inspection

We walk the roof, photograph every problem we find and give you a written, itemized estimate for the repair or the replacement.

The inspection

What you get from us

  • A full roof walk

Every slope, valley, vent and flashing detail, not just the spot you can see from the driveway.

  • Photos of every problem

You get the photos with your estimate, so you can see exactly what we saw.

  • An itemized estimate

Materials and labor listed line by line, written in good faith for the work the roof actually needs.

  • A straight recommendation

Repair or replace, and why. If a repair will do, we say so.

If you decide to file a claim

The decision is yours. The paperwork is clear.

Whether to file an insurance claim is between you and your insurance company. If you do, we can meet your adjuster at the property to show the damage and walk through the repair scope in our estimate.

We don’t interpret your policy, advise on coverage or negotiate your claim. Florida law reserves that for you, your insurer and licensed public adjusters. What we do is document the roof honestly and price the work in good faith.

FAQ

Storm and insurance questions

Do you charge for storm damage inspections?

Inspections for a repair or replacement estimate are free. A formal homeowners insurance roof inspection is $75; filing that paperwork with your insurer is an additional fee.

Will my insurance cover the damage?

Only your insurance company can say what your policy covers. Florida law does not allow contractors to interpret policies or give coverage advice, so call your agent or insurer if you are unsure.

Can you meet my insurance adjuster?

Yes. We can be at the property when your adjuster inspects the roof, to show the damage and explain the repair scope in our estimate. We do not negotiate claims or act as a public adjuster.

My insurer says my roof is too old. What are my options?

Under Fla. Stat. § 627.7011, an insurer cannot refuse to issue or renew a homeowners policy solely because the roof is under 15 years old. For older roofs it must allow an inspection, and if the roof has at least 5 years of useful life left it cannot refuse on roof age alone. Your agent can tell you what your policy requires.

What if more than a quarter of my roof is damaged?

If your roof was built or replaced under the 2007 Florida Building Code or later, repairing 25% or more of it only requires the repaired portion to meet current code (Fla. Stat. § 553.844(5)). Older roofs may still need full replacement. We will tell you which applies to yours.
